Professional repair of the roof of a private house includes an inspection by specialists of the coating and, if necessary, its subsequent restoration. First, the damaged sections of the material are removed, and then the complete or partial replacement of all removed elements is carried out. The work is completed, as a rule, by processing all minor defects present on the roof and complete waterproofing of the base.

Profiled roofing

Profiled flooring is characterized by a large number of fasteners, as well as vertical and horizontal joints. For this reason, the roof of such material periodically needs repair, regardless of whether it is properly operated. 

Repair features: To restore the integrity of the roofing sheet and to fill all joints and gaps, various sealants are used, for example, silicone, polyurethane, and acrylic, as well as bitumen mastics.

Surfaced roll materials

We are talking about the so-called soft roofs and flat roofs. Surfaced products, sold in hardware stores in the form of tightly wrapped rolls, are a bitumen-based coating that is deposited on the base with the help of burners in overlap with each other. As a rule, rolled sheets, over time, swell (due to the ingress of water under the waterproofing carpet), crack, and deform. Repairs to such a roof can be carried out locally or thoroughly.

The disadvantages of the deposited sheets are mainly in the presence of many seams (joints) between the rolls and the lack of 100% adhesion to the base. Accordingly, if over time the seam has parted somewhere or a microcrack has appeared, then water penetrates under the waterproofing carpet and begins to spread under it, manifesting itself indoors in the weakest place and it is absolutely not necessary that it goes under the carpet over this place, which greatly complicates the local repair of this type of roof.

Fold (Seam roof)

The seam roof belongs to metal and, like other metal coating options, has excellent performance characteristics. Unlike metal tiles, the seam fits tightly and hermetically and is fixed in a hidden way, eliminating the need to use self-tapping screws. Therefore, moisture does not penetrate through the mounting holes and does not fall under the roof space of the roof.

A folded sheet can cover complex areas, for example, domed or bilbous. Also, the fold is characterized by a long service life, lightweight, a huge variety of colors, and resistance to the effects of environmental factors. This roofing is perfect even for roofs with a slope from 3 to 16 degrees.

Membrane roof

Membrane roofing is used to protect roofs from the effects of precipitation, and the environment. Holes and scuffs appear on them much less often than on other compositions, and with proper installation and proper care, the seams between the membrane sheets may not diverge for more than ten years.

However, no one is immune from unpleasant accidents and the human factor, so periodically the membrane roof needs repair. Copper roof

The copper roof has a lot of positive characteristics. For example, copper has a long service life, ease of installation, resistance to corrosion, temperature changes, and moisture, high fire resistance, as well as ease of repair. Restoring a copper coating is as easy as metal tile coating.

 The only drawback of this metal is its inevitable fading over time: due to the effects of oxygen and humidity, copper first acquires a brown and then a greenish tint, which is explained by oxidation

Composite roof tiles

Composite tile – is a durable and reliable material used everywhere to protect roofs from various environmental influences. This material is based on thin sheets of steel coated with an alloy of aluminum and zinc, and outside the composite tile is processed with small granules of natural stone and sometimes with a protective acrylic glaze of various colors. Thanks to this structure, the metal component of this tile are reliably hidden from the eyes of the observer, as well as the stone coating perfectly protects the roof from the effects of wind and precipitation.

As a rule, composite tile sheets are made in accordance with the size regulations: their length is 140 sm, and the width can be different. Fluctuations in the thickness of steel sheets, according to GOST, should not exceed 0.1 mm. Such a tile has high strength and is fireproof. This is due to the fact that the composition of the acrylic coating includes silicone that can withstand temperatures up to 135 degrees. This is an excellent indicator because it means that composite tiles will be able to withstand open fire for at least 6 hours.

Composite tiles are made in such a way that they do not emit any toxic substances when heated by sunlight. Moreover, it is characterized by high elasticity and good thermal conductivity, which means the need to install insulation deep into the roofing layers. And the service life of the composite composition is determined by the thickness of the aluminum and zinc coating. For example, if there are 190 grams of aluminum zinc per 1 squire meter,  then the manufacturer guarantees at least 50-year service life of the tile.

Ceramic tiles

Another subspecies of tile, namely the ceramic version, is also often used for roof decoration. Among its characteristics are a lot of positive properties, for example:

  • Resistance to any climatic influences, including wind, frost, ultraviolet radiation, and precipitation;
  • The ability to natural ventilation through micropores, thereby reducing the likelihood of mold and mildew formation;
  • Fire resistance and ability to tolerate exposure to direct sunlight;
  • Long service life: ceramic tiles retain an attractive appearance for several decades;
  • This material is also characterized by high rates of heat and sound insulation so that the residents of the house will be reliably protected from the cold and extraneous sounds;

However, ceramic tiles have their drawbacks. For example, ceramic tile sheets have a lot of weight, which increases the load on the truss system and the structure of the house. It is quite possible that for the installation of such tiles, additional reinforcement of the lathing will be necessary. In addition, the process of laying ceramics involves contacting a construction company with similar services and even ordering special equipment capable of lifting heavy sheets onto the roof.

Metal

The subspecies of metal roofs include folding, corrugated board, and metal tiles, which were discussed a little earlier, as well as sheet metal, such as copper, aluminum, iron, and stainless steel, which is well known to everyone. Metal is a rather demanding coating that needs to be properly installed, properly operated, and regularly treated with protective emulsions.

Also, on roofs covered with metal, it is categorically contraindicated to install objects that need the regular attention of people, for example, gardens or vegetable gardens. Otherwise, cracks and scuffs will quickly form on the metal, and the roof itself will soon lose its appearance and become unusable.

Onduline

Onduline is a profiled sheet made on the basis of bitumen and cellulose. Sometimes Onduline is called a euroshifter. It is used everywhere and is characterized by an acceptable cost, but this is far from its only positive property. For example, Onduline has high heat and noise insulation, does not conduct electric current, and is characterized by excellent water resistance, as well as the presence of a corrugation that provides ventilation of the under-roof space.

Unfortunately, the material under consideration also has a number of disadvantages. It is not durable: its service life is approximately 15 years. After this time, the roofing should be completely replaced, that is, most likely, a major repair of the roof will be necessary. In addition, onduline is unable to withstand significant temperature changes. Frost makes it brittle, and under the influence of heat, Onduline sheets begin to melt, which is why it is quite difficult to choose the time of year suitable for carrying out work on its installation and repair. Among other disadvantages of Onduline: fire hazard, fading under the influence of sunlight and rough, and preventing snow from falling off the roof.

Roof repair works: Types of work performed and their features

Professional repairs, which according to their characteristics are divided into current, emergency, and capital, may need absolutely any design, starting from a two-storey private house and ending with a large apartment building or even a large apartment building, an administrative building, or even an industrial enterprise.

The quality of work on the restoration of the roof is affected by the initial stage of repair, namely professional inspection of the coating and drawing up a plan of further action. This process would be best entrusted to representatives of a construction company whose specialization is performing this type of turnkey work.

The urgency of the repair is divided as follows:

  • Current repair and restoration of the roof – imply the replacement of less than 40% of the total surface area of the roof. A flat roof — is a structure where there is no slope or there is, but a very small one. This type of roof is highly susceptible to precipitation, as they have the properties to linger on the surface, creating pressure on the completed waterproofing system. In the absence of high-quality insulation, water penetrates into the roofing layers and begins to destroy gradually the concrete base, leading to wetting, leaks, increased moisture, fungus, cracks, and corrosion of the reinforcement.

Most often, the protective coating of a flat roof is made of the following materials:

  • Surfaced rolls based on bitumen
  • PVC, Air defense, and EPDM membranes

Features of repair of surfaced or soft flat roofs:

By the nature of leaks in the room under the roof, it is sometimes very difficult to determine the place where it comes from the outside, since the surfaced products do not have 100% adhesion to the base and water can walk under them. That is why, in the presence of this type of roof, it is recommended either to remove it completely by installing a new coating or to apply a new layer of surfaced material or compositions like liquid rubber or polyurethane to the entire existing base.

Features of repair of membrane flat roofs:


The most common types of damage to the membrane roof are sheet cuts and divergent seams between these sheets. In both cases, membrane patches are used for the existing membrane using hot or cold technologies.

The first technology involves cleaning the damaged area and fixing a patch to it using a welding dryer. For better fastening, the membranes are passed through the patch with a roller. The dimensions of the new section of the membrane should be 5-10 sm larger than the damaged area on each side.

In the second method, cold, standard construction glue will be used. First, the work surface is also cleaned of any dirt, the patch is fixed to the damaged place, and its edges are rounded beforehand a sealant is applied around the perimeter of the patch, which is distributed using a roller.

Work on the local repair of the membrane is carried out by installing patches in damaged areas. At the same time, it is important to note that the membrane roof is laid on the base with one large carpet made of different rolls, fastened together with a special drier, glue, or installation. At the slightest microcrack, seam, or joint, water gets under the membrane and spreads freely under it, manifesting itself in the weakest place. This fact in most cases does not make it possible to perform high-quality local repairs and eliminate leaks to the need for a complete replacement.

Repair of metal tiles

In case of damage to metal tiles, both current and major repairs are carried out quite easily. The sheets are either removed from the roof and then replaced with new ones, or processed as necessary. If a hole is formed on the metal tile, a patch is made of the same material, which is placed on top of the sealant layer. Especially dangerous elements of the roof that require increased attention are the ends, from which sheets of metal tile often depart with insufficient strong fixation. 

Important: As a rule, when problems are detected, damaged or incorrectly installed sections are moved again. Sometimes problem areas are covered with special waterproofing mastics.

Repair of the roof from different types of tiles

Shingles are considered as a material on which it is quite easy to detect damage. A positive feature of the tile is that it takes no more than a few hours to repair most of the damage. 

For example, damage to individual sheets of ceramic, composite, metal, or other tiles can be eliminated by simply replacing the affected part with a new one. The old element is removed, the area under it is cleaned and prepared for fixing a new tile sheet, and then this sheet is fixed to the roof.

In case of minor defects, you can completely refuse to replace the tile sheets. It is enough to treat the damaged element qualitatively with the help of a roofing sealant or adhesive composition. However, if several tiles are damaged at once, it would be best to sort out these areas and replace the sheets with new ones, rather than trying to treat them with a sealant.

If the problem is a violation of the integrity of the waterproofing layer, then it is necessary to carry out simple manipulations. First, the gap is treated with putty, after which a new protective layer is applied, designed to protect the roof from moisture. After installing the protective layer, the resulting seams can be painted: this will make the appearance of the roof more attractive.

There may well be damage to the ridge roof made of tiles. In this case, the repair or replacement of the skates is carried out, as well as the correction of the geometry of the roof, that is, the installation of additional reinforcement. To do this, it is necessary to remove the roof and the lathing, install the beams on the rafter system and assemble the entire roofing layers back. If a violation of the integrity of the roof is found in the depth of such a layers, then it will not be possible to solve the problem, otherwise than by disassembling the roof.

Metal roof repair

Repair work aimed at restoring metal roofs is best trusted by professionals since metal sheets are quite fragile and require careful treatment and ideally are for the use of specialized equipment.

In the case of a seam coating, it can be quite difficult to detect damage. The problem may lie both in the joints and junctions, and in the folds themselves, and be so small that it will be almost impossible to detect it. Then an experienced damage analysis is used, namely, observation from inside the room of the areas and the nature of the resulting leaks.

When the damage is detected, there may be several further scenarios. Or seams and joints are processed using, for example, sealing tape. If the problem is in the folds themselves or in their connection, it is necessary to remove the roofing material, clean the roof base, and lay the roof again.

In addition to the sealing tape, rubber cords, roofing sealants, and paints based on liquid rubber or polyurethane are used to compensate for damages that do not require the removal of the elements of the seam roof. The latter option is perfect for eliminating local damage that does not affect the condition of the roof.

Compared with a seam roof, the profiled roofing is difficult to install and operate, since it has a large number of additional elements, for example, fasteners. To date, both superficial and deep damage to profiled flooring is quite common, requiring varying degrees of attention. To repair such a roof, sealants and mastics are used, which fill through holes, gaps in the joints, cracks, crevices, and many other disadvantages.

Important: Special polyurethane waterproofing compounds can be applied locally or completely to metal coatings, which protect the metal not only from water penetration, but also from exposure to ultraviolet rays, corrosion and fading. If certain sections are deformed, their local dismantling and installation of a new one is also allowed. When carrying out spot repairs, special tapes are also used for processing joints and seams.

Repair of slate roof

It is quite simple to detect defects in the slate coating. The problems that indicate the need for repair include cracks on the upper and lower waves of the sheets, as well as across the waves, cracks in the slate coating, chips formed as a consequence of the snow-rich winter, as well as moss that corrodes the slate.

There are several ways to restore a slate roof. For example, bitumen-based compounds-resins and sealants are widely used. The resin, heated to 150 degrees, is poured into the cracks formed between the sheets and forms a waterproofing film, and the sealant is able to seal the cracks and eliminate the need for additional sealing of the treated gaps.

If the damage is more significant, slate sheets are replaced, which requires at least 2-3 people due to the heaviness of the material. The elimination of damages on the slate coating is also carried out using self-adhesive bitumen-based tapes and roll membranes.

Such compositions are universal and are able to cope with the restoration of any surface. If we talk about more premium and durable options, then it is recommended to use polyurethane waterproofing. In the case of a large area of damage, patching technology is used, that is a patch is made from a slate sheet, which is superimposed on the damaged area.

The working area should be treated with a sealant beforehand. It is worth nothing that not only the slate itself but also the profiled flooring and even onduline will be suitable for making the patch. Also, slate, which is unsuitable for the effects of moss, should be regularly cleaned of vegetation using special solutions. Lichens, moss, and mold are softened and then removed with a brush with the addition of a small amount of water. To prevent the appearance of moss, a primer will help, as well as cover the roof with atmospheric acrylic paint or polyurethane.

What is the best way to choose a leak repair – Major or local?

Most types of roofs are made of materials that do not have full adhesion to the base, which means that when water penetrates under the insulation layer, it can safely move from one place to another. Further, the water that has fallen under the protective carpet goes along the least resistance and manifests itself in the form of a leak or a wet spot in the weakest place.

As you have already understood, the manifestation of water in a certain place absolutely does not mean that it got there from the roof area above this place. It follows from the above that in most cases, when performing local work, you may simply not guess the place where the water comes in from the outside, despite the fact that it seems to you that it comes in there.

When it is worth trying to solve the roof problem with local repairs:

  • There are several visible defects that apparently pass water (destroyed areas, incorrectly made joints to protruding elements, incisions, and cracks);
